DATA & METHODOLOGY

Data & Methodology

Landication combines published observations, property estimates and editable planning inputs. They answer different questions. Review the geography, property category and period before comparing results.

Published market observations

A median transfer price describes the properties transferred in that period. It is not a constant-quality price index, and a change can reflect a different mix of properties. The displayed Apartment / Unit label represents the attached-dwelling category, which also includes other attached housing types.

Data is not necessarily real time. A page’s availability today does not make every observation current. Read the reference period attached to the series.

Asking prices, estimates and your inputs

Guide price
The guide recorded for the listing. It is not a confirmed sale price.
Property estimation
The available property estimate used as a reference. It is not a valuation certificate or an agreed purchase price.
Rental estimation
The available estimate of weekly rent. It is not an executed lease or guaranteed income.
Planning inputs
Values selected or entered for your scenario, such as a purchase price, loan rate, vacancy allowance or construction budget.

Listing records may become outdated. A saved property does not establish that a property remains on the market. Check the original listing and confirm material details before relying on them.

Rental yield and cash flow

Property Planner calculates the following measures from the inputs in the selected scenario. A missing required input keeps the dependent result unavailable.

Gross rental yield
Weekly rent × 52 ÷ purchase price × 100. This annualises the entered rent before vacancy, operating costs and financing.
Effective annual rent
Weekly rent × (52 − vacancy weeks).
Net rental yield
(Effective annual rent − annual operating costs) ÷ purchase price × 100. This measure excludes loan repayments.
Rental cash flow
Effective annual rent less the operating costs and loan repayments included in the scenario. It is not an after-tax return.

A yield in Property Finder uses that listing’s available price and rental estimates. It can differ from Property Planner after you change the purchase price, rent or other inputs.

Purchase and development costs

Purchase planning combines the price with the applicable inputs for duty, registration, settlement and other purchase costs. Fee allowances are editable planning budgets unless identified otherwise. Loan, insurance and construction inputs are not personalised provider quotes.

Development calculations depend on the chosen property, construction and other cost inputs, and revenue assumptions. Check the denominator and cost scope shown for a return measure before comparing it with a different measure or project.

Compare matching geographies and categories

A suburb or locality, postal area, local government area, capital city and rest-of-state region are different boundaries. Similar names do not make them interchangeable. ABS postal areas can also cross state borders.

Compare like-for-like property classifications and periods. A broad regional statistic should not be represented as an observation for an individual suburb or property. Landication does not infer a statewide or national median by averaging regional medians.

Parcel and planning information

SmartMap provides supported parcel, planning and context layers in Victoria and New South Wales. Layer coverage, precision and update periods differ. Parcel geometry is not a licensed survey and a concept design is not an approval.

Confirm the applicable controls and current records with the relevant authority. Development feasibility also depends on site conditions and project requirements that a map alone cannot establish.

Missing observations, updates and corrections

When an observation is unavailable, Landication displays “We’re working on this data”. Missing or suppressed data is not replaced with zero, another region or a different period. A failed data request is shown as a loading problem with a retry where available.

Coverage depends on the feature and location. Reference periods accompany the relevant observations; updates do not all follow the same schedule.

To report a problem, email info@landication.com with the public page or feature, the field in question and supporting evidence. Keep private account and financial information out of public reports.
